How to use an operating Business and or Real Estate as a cash cow!
Some people who visit Cragislist don't think that others who visit Craigslist are capable of making their own decisions.
So they abuse the flagging privilege on the site and flag investment posts down, which denies you and others that may have an interest in real estate or business investments the right to see what is out there and if you are interested to make your own decision to follow up by contacting a poster.
What those flag abusers don't realize are two critical things.
(1) It is counter productive for them because the post will get reposted which means that the posting works to the benefit of the poster by virtue of the fact that the post gets recycled to the top instead of getting buried. (2) They don't understand that there are two types of real estate and business buyers or investors out there, those that want to buy for their own use or those that want to use the real estate or the business to make money with.
Our messages are targeted to those other buyers and investors, the ones that are not looking to take physical possession or have the headaches of management, but the benefits of others doing it all for them in a leveraged and tax advantaged basis and understand how real estate or the cash flow, a leasehold interest or land, or a building or a combination or whatever can be used to accomplish an investors goals.
We have our ideas how real estate and business deals can be done and we are sure that you as a buyer or an investor have yours as well.
So call us and let us know what you think a fair and equitable yield on your money should be for short term gains should be.
For example, if you don't think a $ 50,000.00 premium for $ 250,000.00 isn't good enough or an 18% cash on cash yield plus a piece of the deal is chump change, then make us a counter offer. Who knows, we might consider it or we might laugh.

For example, we can pledge a leasehold interest and evidence the pledge via a UCC1 and cross collateralize that pledge by a general pledge of all the capital stock/membership interests in the LLC which by extension is secured by the cash and credit card receipts of the business and pass through to you the tax benefits and an 18% cash on cash yield and do it where you gain "active" status under a management services agreement.
